Logistics investor forges ahead with warehousing development

A 25-hectare logistics development in the Riverside precinct on the R21 north of OR Tambo International Airport, is well under way with “strong construction progress”, says JT Ross Property Group.

Ahead of an official launch event on Thursday to celebrate Phase One and the ‘official release’ of Phase Two, the property developer says the headway made with the project reinforces the status of JT Ross Park, Plumbago 5, “as a premier logistics address within Gauteng’s fastest-growing logistics corridor”.

A statement sent to Freight News says: “Bulk earthworks for Phase One have reached completion, with platforms successfully prepared and construction of the top structures is now underway.

“Phase 1 will deliver four modern warehouses ranging from approximately 4 500 square metres (sqm) to over 20 000 sqm, each purposefully designed to meet the operational demands of logistics businesses.”

JT Ross adds that construction remains on track, with tenant occupation anticipated from the third quarter this year.

The company also reiterates that Phase Two will introduce an additional four warehouses.

“These facilities will range in size from over 7 000 sqm to 32 000 sqm, and will offer flexibility for tenants requiring scalable, high-performance logistics space.

“Phase 2 has also been designed to accommodate a broad range of logistics, warehousing and distribution operations, reinforcing Plumbago 5’s position as a long-term growth platform for national and international tenants.”

In keeping with 21st century warehousing standards, the logistics development prioritises efficient building layouts with expansive yards and infrastructure that enables high-throughput operations to support a range of client profiles, JT Ross points out.

The developer says the warehouses are “designed with FM2 flooring flatness” – a commonly used warehouse classification for level surfacing, set down by the UK's Concrete Society Technical Report 34.

In addition, the company says the warehouses have “generous clear heights to support advanced racking systems, while a combination of dock-level and on-grade access allows for flexible loading configurations and efficient circulation of goods”. 

“Integrated office components and staff facilities are thoughtfully positioned to support day-to-day operations without compromising warehouse efficiency.”
